I’m the lead inspector here at SEI Home Inspections, and I want to give you a clear understanding of what we do and how we work with homebuyers, sellers, and agents throughout Houston. Our job is to look at every accessible part of a property and report what we see. We don’t make guesses, and we don’t sugarcoat. We just give you the information, in plain language, so you can make decisions based on facts—not assumptions.
Why People Call Us for a Home Inspection in Houston
Houston homes come in all shapes, sizes, and ages. Some were built last year, and some have stood through five decades of Gulf Coast weather. Whether it’s a 1950s bungalow near the Heights or a new build in Pearland, people call us for the same reason: they want someone who knows what to look for and won’t waste their time.
We inspect homes every day in and around Houston. That includes older pier-and-beam homes with crawlspaces, newer slab homes with smart HVAC systems, and everything in between. The climate here presents some challenges—like humidity and shifting soil—and we inspect with that context in mind. We know how Houston homes breathe, age, and respond to the environment.

What’s Covered in a Standard Home Inspection
Every home inspection includes a visual assessment of the structural, mechanical, and safety features of the home. Here’s what we look at:
- Foundation and structural components
- Roof, attic, and visible insulation
- HVAC systems
- Electrical panels and visible wiring
- Plumbing fixtures and accessible lines
- Interior and exterior features
- Windows and doors
- Built-in appliances
- Water heaters
Our reports include pictures and simple explanations. If we find moisture intrusion under a sink, we show it. If the breaker panel is mislabeled or overloaded, you’ll see that too. We don’t leave room for guessing.

How We Use Thermal Imaging to See What You Can’t
Thermal imaging helps us see temperature differences behind walls, ceilings, and floors. That means we can find things that aren’t visible to the naked eye—like a slow plumbing leak inside a wall cavity, or missing insulation in an attic space.
We include thermal imaging in our inspections where it applies. If we notice signs of water damage or odd temperature swings, we’ll scan with the thermal camera. This helps us determine whether the issue is active and whether it warrants deeper evaluation.

A Quick Look at 4-Point Inspections in Houston
If you’re buying an older home and need insurance, chances are you’ll be asked for a 4-point home inspection. This type of inspection looks at four systems:
- HVAC
- Electrical
- Plumbing
- Roofing
It’s shorter than a full inspection and designed to tell your insurance company if those systems are in decent condition. We’ve done hundreds of these for homes all over the Houston area.

Energy-Efficient Homes: What We Inspect
Some of our clients want a home that’s designed to save on utility bills. Whether you’re looking at a new construction or a recently upgraded older home, we take a close look at features that affect energy use:
- Insulation levels in attic and walls
- Type and condition of windows
- HVAC system efficiency
- Duct sealing and airflow
- Ventilation quality
- Water heater type and settings
This isn’t an energy audit. It’s a visual inspection, but we can still identify when systems are working against efficiency goals.
Here’s how we inspect energy-efficient homes
